How do I apply for a home at Outpost Bay? +

Applying is quick and easy. Simply visit www.liveatoutpostbay.com and follow these steps:

  1. Click on Floorplans in the top right corner
  2. Select the floor plan youre interested in
  3. Click Availability
  4. Choose your preferred home
  5. Click Apply Now to begin your application
What are the application and administration fees? +

The application fee is $75 per person age 18 or older, and the administration fee is $250. Be sure to ask our team about our Major Employer Program, which may offer additional savings.

Does Outpost Bay provide any employers with additional discounts? +

Yes, we offer major employer discounts for Gulfstream, Hyundai, St. Joseph's/Candler, Memorial University Medical Center, military, first responders, teachers, government employees, and veterans. Contact our office team for details on current offerings.

What are the income and credit requirements? +

Applicants must have a combined gross income of at least 3 times the monthly rent. Credit is reviewed as part of the application, and approval is based on overall credit history, payment patterns, and financial responsibility.

Do you offer short-term leases? +

Currently, lease terms at Outpost Bay range from 14 to 18 months, and short-term lease options are not available at this time.

Can I transfer to another home within the community during my lease? +

Yes, transfers may be available within community requirements. Please ask your Outpost Bay team member for more details.

Is renters insurance required? +

Yes, renters insurance is required for all residents.

What floor plans are available? +

Outpost Bay offers 3-bedroom and 4-bedroom floor plans. Visit our website and check current availability under the Floorplans tab.

Are the homes detached or attached? +

The homes at Outpost Bay are single-family rental homes, fully detached and not connected to neighboring homes.

Do all homes include private yards? +

Yes, all homes at Outpost Bay include private, fenced-in yards for residents.

Do homes have garages or driveways? +

Yes, all homes at Outpost Bay include individual driveways and attached two-car garages.

Are washers and dryers included? +

Yes, all homes at Outpost Bay come equipped with full-size washer and dryer units.

What appliances come with the home? +

All homes at Outpost Bay come equipped with stainless steel appliances, including a refrigerator, stove, microwave, and dishwasher, along with a full-size washer and dryer.

Do the homes include smart home technology? +

Yes, all homes at Outpost Bay include smart home technology with a smart front door lock for added convenience.

Are the homes furnished? +

No, the homes at Outpost Bay are not furnished.

What amenities are available to residents? +

Residents at Outpost Bay enjoy curbside trash collection, professionally maintained landscaping, a skilled maintenance team with 24/7 emergency support, a playground, splash pad, shade structure, dog park, bike racks, picnic area, and planned social activities. Residents also benefit from easy access to Tanger Outlets and the Pooler Recreation Complex.

Is lawn care included? +

Yes, lawn care is included and covered through the community fee.

Is pest control included? +

Yes, pest control is included and covered through the community fee.

Is trash service included? +

Yes, trash service is included and covered through the community fee.

Are there community events or resident perks? +

Yes, Outpost Bay hosts monthly community events for residents to enjoy.

Is the community gated? +

No, Outpost Bay is not a gated community.

Is Outpost Bay pet-friendly? +

Yes. Outpost Bay welcomes cats and dogs, with a maximum of two pets per home. Contact the leasing office for more information.

Are there breed or weight restrictions? +

No, there are no breed or weight restrictions. However, the community does not accept pets that show aggressive behavior. Only domesticated, common household pets are allowed.

How many pets are allowed per home? +

Each home at Outpost Bay allows up to two pets.

Is there a pet fee or pet rent? +

Yes, there is a one-time pet fee of $350 per pet and pet rent of $30 per pet, per month. Number and size limitations and pet rent requirements do not apply to assistance animals.

Is there a dog park or pet wash station? +

Yes, Outpost Bay includes a dog park for residents. A pet wash station is not currently available.

How do I submit a maintenance request? +

Maintenance requests can be submitted through the community resident portal.

Is emergency maintenance available after hours? +

Yes, emergency maintenance is available 24 hours a day for after-hours support.

Who handles lawn and exterior maintenance? +

All lawn care and exterior maintenance are handled by the community.

How quickly are maintenance requests typically addressed? +

Maintenance requests are typically addressed within 24 hours.

What makes renting a home at Outpost Bay different from renting an apartment? +

Renting a home at Outpost Bay offers more space, more privacy, and the comfort of true single-family living. With private backyards, two-car garages, and room to spread out, residents enjoy a lifestyle that feels more personal, more peaceful, and more connected to home.

Do I have neighbors above or below me? +

No. At Outpost Bay, you wont have neighbors above or below you, giving you a quieter and more private living experience.

Are the homes suitable for families or roommates? +

Yes. Outpost Bay homes are a great fit for both families and roommates, with spacious layouts, multiple bedrooms, private yards, and attached garages that make everyday living more comfortable.

Is there private outdoor space? +

Yes. Each home at Outpost Bay includes its own private, fenced-in backyard, creating the perfect spot to relax, entertain, or enjoy a little extra room outdoors.

Can I grill in my backyard or patio? +

Yes, grilling is allowed, but it must be done safely and in designated outdoor areas only. Grills, barbecues, and other open-flame cooking devices must be used on the ground level, at least 25 feet away from any building, and kept clear of combustible materials, tall grass, and exterior walls. They are not permitted on patios, balconies, roofs, or indoors.
